HERS Rating vs Energy Star Massachusetts | Key Differences

Published: May 2026 | HERS RatingEnergy StarMassachusetts

Massachusetts builders often ask: do I need a HERS Rating, Energy Star certification, or both? While they’re closely related, they serve different purposes and have different requirements.

What Is a HERS Rating?

A HERS (Home Energy Rating System) Rating is a standardized measurement of a home’s energy efficiency, developed by RESNET. It produces a numerical HERS Index score — lower is more efficient. HERS Ratings are required for MA Stretch Code compliance and Mass Save programs in Massachusetts.

What Is Energy Star Certification?

Energy Star Certified Homes is a federal program run by the EPA that certifies homes meeting specific energy efficiency requirements. Energy Star Version 3.2 (current) requires homes to achieve a HERS score that meets the program’s requirements plus pass additional verification checklists covering HVAC, insulation, and windows.

Key Differences

  • Purpose: HERS is a measurement tool; Energy Star is a certification program.
  • Requirement in MA: HERS Rating is required for MA Stretch Code; Energy Star is optional but provides additional marketing value and may qualify for federal tax credits.
  • Cost: Adding Energy Star certification to a HERS Rating adds minimal cost since most of the work overlaps.
  • Federal Tax Credits: Energy Star certified homes may qualify for the 45L New Energy Efficient Home Credit ($2,500–$5,000).

Can You Get Both at the Same Time?

Yes — and you should. Since a HERS Rating is already required for MA Stretch Code compliance, adding Energy Star certification requires only minor additional documentation during the same inspection visit. HERS Rating Company can provide combined HERS Rating + Energy Star certification services for Massachusetts builders.

Bottom line: Get the HERS Rating for Stretch Code compliance. Add Energy Star for federal tax credits and marketing differentiation — the incremental cost is small relative to the benefits.
