What Is the Difference Between a HERS Rating and Energy Star?

A HERS Rating is an energy performance score (0–150+) for a home, calculated by a RESNET-certified HERS Rater. It measures how energy efficient your home is relative to a reference home. The MA Stretch Code 2021 requires a HERS score of 55 or less for new construction in Massachusetts.

Energy Star for New Homes is a voluntary certification program operated by the EPA. To earn Energy Star certification, a home must meet specific energy efficiency criteria — including a HERS score threshold — and pass additional quality installation checklists. Energy Star certification is not required by Massachusetts building code, but it is a valuable marketing differentiator.

Does Massachusetts Require Energy Star Certification?

No. Massachusetts does not require Energy Star certification for new construction. The required program is the MA Stretch Code 2021, which mandates a HERS Rating performed by a certified HERS Rater. Energy Star is optional and requires additional steps beyond the Stretch Code minimum.

Can I Get Both a HERS Rating and Energy Star in Massachusetts?

Since Energy Star requires a HERS Rating as part of its certification, the HERS Rating process can serve double duty — satisfying the MA Stretch Code compliance requirement while also working toward Energy Star certification. The additional cost of adding Energy Star certification on top of a standard HERS Rating is relatively modest.

HERS Rating vs Energy Star: Which Is Better for Resale Value?

Both a low HERS score and Energy Star certification can increase a home’s resale value and marketability in Massachusetts. Energy Star is more recognizable to consumers as a brand. A HERS score of 50 or below signals excellent energy efficiency to buyers, appraisers, and lenders. Some mortgage programs (like Fannie Mae’s HomeStyle Energy and FHA Energy Efficient Mortgages) use the HERS score to qualify buyers for additional financing.
